ORGANIC WINERY IN THE HILLS OF MAIORI IN AMALFI COAST

Description

On the hills overlooking the beautiful area just outside of Maiori, right above the sea and with a splendid view, organic wine farm with 6 ha of vineyard, 2 ha of olive grove and 2 ha of lemon grove, and an additional 10 ha of land partly cultivated for the production of fruit and honey.

It is developed on various levels with the typical terraces characteristic of the Amalfi Coast, well connected to each other and cultivated in all surfaces making the most of the potential of the land.

Scattered throughout the property are then several stone and masonry buildings (464 sq.m.), mostly to be recovered and renovated, which could serve as a starting point for the creation of a receptive activity in the property (agritourism or rural tourism). The winery (150 sq.m.) is located in the upper part of the farm and houses the various rooms for the processing and transformation of the farm’s grapes.

– Building No. 1 (61 sq. m.) is a two-story building in need of renovation. On the ground floor (29 sq m) it is possible to make a small apartment with a garden (15 sq. m.). The attic is not practicable but could be used as a warehouse/storage room.

– Building No. 2 (35 sq. m.) is a two-story building in which a small apartment could be obtained on the first upper floor (18 sq. m.) with cellar (17 sq. m.). The attic is not practicable but could be used as a warehouse/storage room/attic. Outside the building has a pool that could be converted into a swimming pool.

– Building No. 3 (62 sq. m.) is a two-story building. On the lower floor (13 sq. m.) there is a cellar while on the upper floor an apartment (49 sq. m.) could be built. The attic and loft of the building are not practicable but could be used for storage. Outside we find a shed (about 35 sq. m.) and a cistern (the possibility of conversion into a swimming pool is not guaranteed).

– Building No. 4 (116 sq. m.) is a large two-story building. On the lower floor there is a cellar (53 sq. m.), while on the upper floor an apartment (63 sq .m.) could be obtained with a loft and attic not practicable. The upper floor provides access to the covered balcony (18 sq. m.) while outside there is a wood-burning oven and a cistern (the possibility of conversion into a swimming pool is not guaranteed).

– Building No. 5 (44 sq. m.) is a wine cellar with an outdoor cistern and masonry vessel for pressing grapes.

– Building No. 6 (22 sq. m.) is currently used as an animal shelter, but could potentially be converted into a residential unit.

– Building No. 7 (23 sq. m.) could be renovated and used as a residential unit. Of the two cisterns belonging to the building, the smaller upstream one could be converted into a swimming pool for use by the house.

– Building No. 8 (21 sq. m.) is currently used as a tool shed (14 sq. m.) and animal shelter. The storage room could be converted back into a small living unit.

– Building No. 9 (30 sq. m.) is structured on two floors and consists of a two-story residential portion (27 sq. m.) and an animal stable (3 sq. m.). Outside, the building has a small courtyard (27 sq. m.).

– Building No. 10 (50 sq. m.) is a large two-story building that includes a cellar on the lower floor (14 sq. m.) and a residential unit on the upper floor (36 sq. m.). The attic and loft are not habitable but could be used as storage/warehouse. Outside there is a pergola (30 sq. m.).

The property is currently operating as a farm with production of wine, oil, jams, lemons and liquor. Renovation of the various buildings along the slope would allow their conversion into small housing units that could be rented out to the many tourists and vacationers who flock to the Amalfi Coast each year, providing increased income for the farm.

The farming activities could also serve as an educational trail for visitors, a way to introduce them to the very special farming system needed in this area and the production processes involving wine, oil, jams and liqueurs.

From the farm you can quickly reach the centre of the village where you will find all the services and connecting roads to the main cities (Amalfi , Positano, Salerno, Naples… )
